2025 Londonderry HOA Assessments The invoices for our 2025 HOA Assessments will be going out this week. Look for them via email or mail. If you are interested in being on a payment plan for 2025, please complete this form (Payment plan 2025) and return it to our treasurer, Maria Shaver. ********************************************** ATTENTION RESIDENTS OF LONDONDERRY!!! PLEASE notify the Non-Emergency Constables number 281-376-3472 and report anything you may see in the neighborhood that may be suspicious or out of the ordinary. IF YOU SEE SOMETHING, SAY SOMETHING!!!! Go meet your neighbors and watch out for each other. December 10th - LHOA December Board Meeting - Board members will be announced for the 2025 Board of Directors. No election this year due to all candidates were elected by acclamation. December 20th - LHOA Children's Christmas Party ********************************************** Just a reminder - TENNIS COURT IS TEMPORARILY CLOSED We apologize for any inconvenience this may cause, but we have to keep the tennis court locked up until it is safe to use. As everyone knows, a huge pine tree fell into the fence and onto our tennis court, causing severe damage. Please be patient, we are working with our insurance company, and we are diligently trying to get our amenities up and ready for our residents to use. ******************************** |

~~~~~~~~~~~~~~ Our driveways are NOT storage places for campers, RVs, trailers or disabled vehicles. ~~~~~~~~~~~~~~ **Trash Pickup Days are WEDNESDAY & SATURDAY** Please DO NOT place trash receptacles, trash bags or other debris at the curb prior to late Tuesday and Friday evenings!!! Tell your landscape crew to place any yard debris inside your garbage cans or near your garage until the night before our trash days. |
If you still do not have an Access Card for your residence, please complete the form and email it to [email protected] or drop it in the mailbox at the clubhouse. Please bring an ID. (If you are renting a house, bring the front page of your rental agreement & utility bill.) If you ALREADY have an Access Card, your card will be activated for the new swim season hours automatically. No Need for a new card. If you had an Access Card and lost it, there will be a $25 replacement fee to get a new card. If you had an Access Card, lost it & replaced it already, and lost the replacement card, there will be a $50 replacement fee. |

Architectural Controls and Guidelines
***If you are planning on doing any updates or remodels on your home, please complete an ACC form and turn it in with any additional documentation that may be needed for approval. We want to work with our homeowners to improve the aesthetics of our neighborhood, so please take a few minutes to complete the form.*** The Londonderry neighborhood is part of an HOA, and there are architectural restrictions in place. If you are planning on building something, updating the look of your house, etc. please make sure you get approval from the Architectural Control Committee before starting your project. This can help eliminate any issues that may arise or may not be in compliance with the guidelines. If you have a question about whether or not an ACC approval is needed, please email the ACC Committee and ask. We want to work together to keep our neighborhood updated and looking great. Common requests that need to be cleared have to do with improvements on decks, fences, roofs, gutters, patios, patio covers, painting, pools, siding, spas, shutters, window treatments, storage buildings, garage doors, concrete work, tree removal, etc. Architectural Controls request form Deeds Restrictions Please make an effort to put your trash cans up in a timely matter after trash pickup days. Put them out of sight behind the fence, backyard or garage. We have all slacked up on this issue, but we all need to work together to make sure our neighborhood looks clean and tidy. |

Reminder: Deed Restriction Letters are continually going out to the community. Please note that the initial letter is sent as a reminder of something that may have been overlooked and please communicate with us if you need additional time for bigger projects. Keep in mind that privileges to community amenities can be revoked due to open deed restriction violations.
FINES can/will be added to deed violations that are not taken care of in a timely manner. We will have a 'fee schedule' posted soon, so everyone is aware.
These are the MOST common issues that homeowners receive letters for:
** Lawns with grass that is too tall / Curbs not cut/trimmed. **
** Parking/Storage of inoperable/junk vehicles or boats in driveway **
** Parking vehicles with expired registration on lot or street **
** Broken down fences, garage doors, etc. **
** Mold & Algae on the side of house (***this is very noticeable***)
